Browku is a Property management company Which Provide Browku Smart homes (Browku Services)- This form will purposely be used for running Background Verification plus Police Verification.  All member living the flat under the tenancy Agreement shall fill the form individually.

 
Following are the terms and Condition which will be strictly Adhere to: The Tenant is advised below.
 
1) Browku charges a one-time fees (11 months ) – 1500
 
2) The tenant will have to pay the Rent of Every month on or Before 7th of Every month in the QR code or link shared by Browku (Strictly not into any other personal account until and unless stated by Browku). Every late rent will attract a fine of Rs. 100 per month. Rent default will lead to impact on CIBIL Score.
 
 3) Browku is not responsible for any damage or repairs happens during your stay- Tenant Is fully responsible to carry out all the needed repairs and keep flat in mint condition.
 
4) If the tenant Wishes to vacate the flat- The tenant must inform Browku prior at least 45 days in written and under no circumstance Security amount will be adjusted. 
 
5) The security Deposit is subjected to refund at the End of Tenancy agreement (11 months) after inspection of flats and amenities and do deductions if any.  The minimum lock-in period is 6 months
 
6) Electricity Charges, water tax, maintenance have to be paid by tenant.
 
7) Any Default in rent or other charges during the tenancy will violate the agreement and Browku with landlord Approval may seek to take necessary action. as per rental Law. 
 
8) Browku may at any point of time with a prior notice of 24 hours may inspect the flat.
 
9) The tenant agrees that he/she will not create any nuisance that may create disturbance in the society or cause trouble to neighbors. (After 3 warnings eviction notice will be sent).
 
10) Browku is indemnified of any loss, incident, or any such event caused at tenant end during the tenancy agreement. 
 
11) This particular form will hold admissible in the court of law and if any dispute may arise will fall under Kanpur, U.P. jurisdiction.
 
12) Browku – has 12*5 Customer Support on WhatsApp
 
13) At the end of tenancy agreement, once the flat is vacated and keys are hand over to the landlord, Browku will Inspect the flat and after deduction (if any) Browku will Initiate the refund of the Deposit after 5 days.   
 
14) Furnishings in Flats may or may not be provided by Browku – It is Browku Sole Discretion. 
 
15) Tenants are Advised to click photos, videos of flat and electricity meter reading to avoid any confusion.
 
16) All documents needed in this form are mandatory. 
 
17) Any rent or Deposit paid is not refundable after 3 days. 
 
18) If Tenant vacate the flat without prior notice of even at least 30 days, The full month rent have to be paid by the tenant.
 
19) Any party celebration have to be informed prior so that we can inform the society and ask for exemption.
